Site Selection, Assessment, & Feasibility Studies

Sitts & Hill provides specialty engineering services for site selection, assessment, and feasibility studies. We work directly with the owner to identify their specific facility needs and overall goals prior to the selection of a site. Once the project goals are clearly understood, the planning stage of the project begins by identifying sites that are a suitable match for the project. As a representative of the owner, Sitts & Hill assesses each available location and provides a high-level study to present design parameters and constraints for each site early on. This process narrows the selection and focus to only the available sites that will best support the overall needs and goals, at which point a cost comparison can be completed to make a final determination. Our approach provides lasting success for the project. In addition, the significant cost versus benefit analyses leads to early identification and resolution of permitting and design challenges at the site. This reduces surprises during the design phase of the project and can help in reducing the number of contractor change orders during build-out.

Sitts & Hill worked directly with the Puyallup School District to evaluate potential properties for suitability for future school sites. The team evaluated zoning, topography, existing and required utilities, storm drainage requirements for water quality and quantity control, potential for Low Impact Design (LID) implementation, and off-site infrastructure upgrades required to develop the site. In addition, Sitts & Hill staff prepared preliminary site plans to demonstrate that the school district’s goals can be met for the property under consideration.

Pierce County Skills Center Feasibility Study
Sitts & Hill began working with Bethel School District to assess suitable properties within the district for development of a large vocational campus for high school students. Several sites were identified and evaluated based on size, zoning, cost, and environmental impact. Our survey team used existing information to determine property and title as well as existing conditions of the potential properties.  The District selected a 10.5 acre site and immediately contracted Sitts & Hill to provide additional surveying services. An ALTA was performed as well a boundary survey to identify and resolve property line questions and encroachment issues where neighboring improvements, such as propane tanks, retaining walls, and fences were constructed on the selected property. A topographic survey for the property was also completed to provide the District with a comprehensive mapping of the existing site conditions.  It was also necessary to revise existing short plats to amend conditions of approval that restricted the necessary use of the property.  Our firm prepared the legal descriptions for adjacent street right-of-way dedication and on-site water and sanitary sewer elements on the site. The 38,000 square foot existing building and associated site improvements required accurate mapping and utility research to allow the design team to move forward with design of a new 23,000 square foot vocational training center, renovation of the existing building into a technical trades building and construction of a new 38,000 square foot culinary arts and administration building.

West Jordan aerial 15787Sitts & Hill was contracted to perform an alternative site investigation and analysis to find a suitable location for an 800,000 sf. manufacturing facility. Sites were identified and the choices were narrowed to six possible locations in the Salt Lake City area. The investigation considered many categories necessary to get a location suitable for operation within an extremely tight timeline.  The investigation considered categories including: required site improvements, building construction/renovation, water, gas and sewer availability, price, location, size, construction schedule with a timeline including construction work during the winter months. Sitts & Hill provided a through a presentation for one site and made its recommendation to the owner, which was ultimately chosen.
