Elliott Bayview Apartments - Seattle, Washington
As part of the architectural design team, Sitts & Hill Engineers, provided structural engineering design, construction observation and permit assistance services for a 41-unit multi-family residential building. The structure consists of eight stories, five wood frame over three (post-tensioned) concrete. The 41,000 square foot building sits on a 7,100 square foot lot and features a rooftop plaza with garden and community grill area. The facility was designed to meet LEEDÂ® Silver accreditation which was accomplished through the use of an array of solar panels on the rooftop.
The client wished to maximize the number of units available on the site as well as provide green areas which were essentially maintenance free. Sitts & Hill provided the design for the parking garage and vehicle access as well as handicap walkways and an offsite dropoff for residents wishing to use public transportation. Structural Design services included seismic and finite elements analysis, foundation design, code analysis and permit assistance followed by structural observation and construction support. Work was completed in August of 2012, during which a punchlist and closeout services were provided.
